How We Went The Extra Mile: Most times when a realtor sees an expired listing, they go right to sending a business card and a one sentence letter saying something like “the problem is the price”. It’s true, often times the sale price is not in line with market values. But we take a harder look at what went wrong…could the marketing be better, did the home go on the market at the wrong time or at the wrong listing price? Was there something that could be improved about the property to make it more attractive to a larger buyer pool?
What we did that was different: In this particular case the seller had been bombarded by calls from other realtors asking for the listing. We didn’t ask for the listing right out of the gate, we looked for a way to bring value to the seller by bringing him a buyer. Second, we reached out to the listing agents who had sold a similar property within 6 months of our clients expiration. We asked those list agents who were the buyer agents that missed out or were in a back up offer position and whose clients were still looking to buy? Third, we leveraged our relationships with area agents. A good agent is consistently making connections and building rapport with other agents. Often that’s how deals are made, as it was in this scenario. While scouring the Multiple Listing Service (Agent Only Records) we found an agent who had recently sold another property in the area, had a ready & pre-approved buyer, AND who our team had previously done a successful transaction with. We had the seller sign a single party agreement that protected all parties, and got it done!
